North Bangalore Property Investment: The Airport Road Thesis
An expressway, an airport, a flyover network and a metro line — all in one twenty-year window. Why the NH-44 corridor is the one to underwrite, and how to underwrite it honestly.

Most corridor theses rest on one piece of infrastructure. North Bangalore's rests on four, and they all run along the same road.
The corridor in one paragraph
The International Airport Road — NH-44, the Bellary Road corridor — is the most consequential road in Bangalore residential real estate. It is the only corridor where a six-lane signal-free expressway, an international airport, an elevated flyover network and a planned metro line all landed in the same twenty-year window. Jakkur sits at the point on it where you are still close enough to Hebbal and Manyata to commute, and already far enough out that the airport run does not involve the city.
Four layers of infrastructure
The employment belt
Infrastructure brings people to a corridor; employment keeps them there. North Bangalore's employment base runs from Manyata Tech Park and Karle Town Centre near Hebbal, through Kirloskar Business Park, the Sattva Horizon and L&T technology campuses and Collins Aerospace, to the KIADB Aerospace Park further north. That spread — technology near the city end, aerospace near the airport end — is why the corridor's demand is not tied to a single employer or sector.
What the numbers say
Jakkur has shown roughly nineteen per cent appreciation over one year and around sixty-nine per cent over three, on the back of the airport corridor build-out. Those are market-level figures, not a promise about any project. The rental yield tells you the other half of the story: at around 3.5 to 4.5 per cent, the corridor is a capital appreciation market, not an income one.
Sizing the holding period
The honest version of the thesis is a five-to-seven year hold. The metro alignment still has to be delivered, and township-scale projects complete in phases. Buyers who need liquidity in two or three years are underwriting a different — and riskier — bet.
A simple test: if the purchase only works on a short resale, it probably does not work on this corridor at premium pricing. If it works as a home you would live in for five years while the infrastructure matures, it probably does.
Where Century Immencity fits
Century Immencity is a 50-plus-acre, five-district township with direct NH-44 frontage at Jakkur: commercial leasing, residential, roughly a million sq ft of high-street retail, a 400-plus key five-star hotel and a gourmet district. Its residential piece, Century Codename Blue Moon, carries 334 homes on six acres with about seventy-five per cent left open, priced from Rs 4.25 Cr for a 3 BHK.
