There is a specific kind of project that only works at scale, and Century Immencity is one of them. Fifty-odd acres on the International Airport Road at Jakkur, planned as five districts — commercial leasing, residential, roughly a million square feet of high-street retail, a 400-plus key five-star hotel, and a gourmet district.

Codename Blue Moon is the residential piece. Just six acres of it, carrying 334 homes across five towers of two basements plus ground plus fifteen to sixteen floors. Roughly seventy-five per cent of those six acres is left open.

That ratio is the point. A six-acre standalone project with 334 homes would normally have to carry its own retail, its own dining, its own everything, and would end up building over its landscape to do it. Here the retail, the hotel, the offices and the restaurants are the township's job, on the other forty-plus acres. The residential parcel gets to spend its ground on gardens.

The homes come as 3 BHK from around 2,175 sq ft, a 3.5 BHK Luxe from around 2,550 sq ft, and a 4 BHK from around 3,020 sq ft, with a limited penthouse release above that. Five homes per floor. Loading is reported at approximately twenty per cent, which is an efficiency of around eighty-three per cent — above average for the segment and worth verifying against the RERA carpet schedule before you sign.

The amenity programme sits on a two-level deck called The Arena. Ground level carries the active sport — cricket nets, the lap pool, the open-air theatre, the fitness area, the children's zone and the tennis, basketball, badminton and pickleball courts. Roof level carries the quiet — reading gardens, alfresco dining, social corners and rooftop lounges. The clubhouse itself runs to approximately 40,000 sq ft.

The project was registered with Karnataka RERA on 16 May 2026, with construction commenced in February 2026 and a RERA-filed completion date of 12 February 2031.
