Luxury Apartments in Jakkur: Century Blue Moon Against the Local Comparison Set
Blue Moon is the most expensive address on the Jakkur shortlist by a wide margin. This guide is honest about the premium — what it buys, what it does not, and who it suits.

If you are shortlisting luxury apartments in Jakkur, you will end up comparing Century Codename Blue Moon with the projects immediately around it — RR Wish Tales, Century's own Century Novus and Sudarshan Foresta. On price per square foot, that is not a close comparison. This piece explains why, without pretending the gap is small.
The Jakkur shortlist
Jakkur's broad market trades at around Rs 12,000 per sq ft. The comparison set a buyer typically sees — RR Wish Tales, Century Novus and Sudarshan Foresta — sits in the Rs 9,500 to Rs 13,100 per sq ft range.
Century Codename Blue Moon is different in kind as well as in price. It is the six-acre residential piece of Century Immencity, a 50-plus-acre township on the International Airport Road planned as five districts: commercial leasing, residential, roughly a million square feet of high-street retail, a 400-plus key five-star hotel and a gourmet district.
The price gap, in numbers
Blue Moon's working rate is approximately Rs 17,500 to Rs 18,500 per sq ft on saleable area. Against the Rs 9,500 to Rs 13,100 comparison set, that is a premium of roughly forty to eighty per cent.

Before you compare per-sq-ft figures across projects, check the basis. Public listings for Blue Moon disagree on whether its quoted areas are carpet or super built-up — and a comparison is only meaningful on the same basis. Take the area from the RERA-disclosed carpet schedule and the agreement to sell.
What the premium buys
The premium is not arbitrary, but you should know what it is buying.
A six-acre standalone project with 334 homes would normally have to carry its own retail, its own dining, its own everything. Here that is the township's job — so the residential parcel gets to spend its ground on gardens.
What the premium does not buy
It does not buy a quick flip. At this premium to the local set, the holding period thesis has to be five to seven years, riding the township's own completion and the metro's arrival.
It is also not an income play. Rental yield in the corridor runs around 3.5 to 4.5 per cent, so this is a capital appreciation purchase. Jakkur has shown roughly nineteen per cent appreciation over one year and around sixty-nine per cent over three — market-level figures, not a promise about this project.
Who each option suits
Township-first end users
Buyers who want retail, dining and hospitality within the walk, and a low-density residential parcel, will find Blue Moon's premium easiest to justify.
Value-led buyers
If the priority is the lowest per-sq-ft entry into Jakkur, the Rs 9,500 to Rs 13,100 comparison set is where to look.
Long-horizon investors
Blue Moon suits a patient capital appreciation thesis tied to the township and the Blue Line — not a short resale window.
Diligence-first buyers
Ask for the title report, JDA schedule, DC conversion certificate, RERA carpet statement and specification annexure before booking.
